What you get for €2,499
The fee covers the complete purchase process. From the search and coming along to viewings to the valuation of the property, the offer, the negotiation and the handover of the keys at the notary. There is no sliding scale, no choice between packages and no percentage of the purchase price. One amount, for everything.
And you have the same person beside you throughout. Your dedicated agent does the whole process personally, from the first call to the moment you get the keys. So you never have to tell your story twice.
By valuation we mean a substantiated estimate of what the home is worth in the current market. That is what we base your bidding strategy on together.

Why a fixed fee and no commission
Many buying agents work on commission: a fee that is a percentage of the purchase price. That means the agent earns more as you pay more for the home. That interest works against you, precisely at the moment when money is at stake.
With a fixed fee that interest does not exist. Our amount does not move with the purchase price. So we have no reason at all to let you bid more than necessary. The advice you get is about what the home is worth and what is sensible in your situation.
You also know the amount before you sign. No separate items for extra viewings, no separate invoice for the negotiation, no recalculation afterwards.
What the fee does not include
All-in refers to our agent's fee, not to the total buyer's costs. Kosten koper are the costs you pay as a buyer on top of the purchase price. You pay those directly to the party concerned.
We would rather say so in advance than have it come as a surprise later. In the call we go through what is likely to apply in your situation.

No cure no pay and paying through the notary
The fee is not only fixed, it is also conditional. If we search together and you end up not buying a home, you pay nothing. No intake costs, no advance, no invoice for hours spent. That risk sits with us.
If the purchase does go ahead, the amount is included in the settlement at the notary. So you pay nothing up front during the process.

Questions about nvm buying agent fees
What does it cost if no home is bought?
Nothing. We work on a no cure no pay basis. If it does not lead to a purchase, we send no invoice, not even for viewings or advisory hours.
Does the fee change for a more expensive home?
No. You pay €2,499 whether the home falls in a lower or a higher price range. The amount does not move with the purchase price.
When is settlement made?
Only at the transfer. The amount is included in the notary's settlement statement, so you do not have to pay anything up front during the process.
Are notary fees and transfer tax included in the amount?
No. Transfer tax, notary fees, a valuation report, a building survey and mortgage advice are paid separately to the party concerned. The €2,499 fee is solely for our work.
