Our service area: the whole country, with a few focus regions

We work throughout the Netherlands. Your dedicated agent comes to the property, wherever it is.

From Amsterdam to Groningen and from Utrecht to Zwolle, the way we work and the price are the same. Your agent travels to the property, comes to viewings, does the valuation and conducts the negotiation.

We focus mainly on the areas below, but we do not limit ourselves to them. If you buy elsewhere in the Netherlands, we guide you in exactly the same way and for the same fixed fee.

  • All of North Holland, including Amsterdam, Haarlem, Zaandam, Purmerend, Hoorn, Alkmaar, Hilversum, Amstelveen and Hoofddorp
  • Flevoland, Friesland, Groningen, Drenthe and Overijssel, with cities such as Zwolle, Leeuwarden, Groningen, Assen and Emmen
  • The Utrecht region, with the city of Utrecht, Amersfoort and Zeist
  • The Veluwe in Gelderland

Buying here as an international

Many of the buyers we work with have moved to the Netherlands for work and are buying here for the first time. The market has its own habits: homes sold kosten koper, bidding above the asking price, a short cooling-off period and a purchase agreement that is binding sooner than you might expect.

We go through all of that with you in English. Your agent explains what a property is realistically worth, what a sensible offer is and which conditions belong in that offer, so that you are not signing anything you do not fully understand.

The documents themselves stay Dutch: the purchase agreement and the deed at the notary are drawn up in Dutch, as the law requires. We explain the content in English, and the notary can arrange a translation or an interpreter if you want one.

The same approach, wherever you buy

Wherever you buy, the approach is the same. Your dedicated agent assesses the property, substantiates what it is worth and tailors the bidding strategy to that one home and your situation. The starting point is always what we believe the property is really worth.

Frequently asked questions

Questions about our service area

Which towns and cities do you work in?

The whole of the Netherlands. We focus mainly on North Holland, Flevoland, Friesland, Groningen, Drenthe, Overijssel, the Utrecht region and the Veluwe, but we do not limit ourselves to those. If your town is not listed separately on the site, just request a proposal without obligation.

Does the price differ per city or region?

No. You pay the same fixed fee of €2,499 all-in everywhere, whether you buy in Amsterdam, Assen or Zwolle. There is no commission, so no amount that moves with the purchase price. If you do not buy a home, you pay nothing.

Do you come to viewings outside the big cities?

Yes. In smaller towns and villages too, your dedicated agent comes to the viewing, does the valuation and conducts the negotiation. We travel to the property.

Can everything be done in English?

The advice, the viewings, the negotiation and the explanation of your documents are all possible in English. The purchase agreement and the notarial deed are in Dutch, because Dutch law requires it; the notary can provide a translation or an interpreter.

What is not included in the €2,499?

That amount covers the work of your dedicated agent, from the search to the handover of the keys. Transfer tax, notary fees, a valuation report, a building survey and mortgage advice are paid separately to the party doing that work. All-in refers to our agent's fee, not to the total buyer's costs.
