What we stand for

For most people, buying a house is the biggest financial decision of their life. At that moment you want to know what you get and what you pay. That is why our buying support works with one fixed amount: €2,499 all-in for the entire process, whatever the purchase price. You know that amount before you sign, and it does not change if the home turns out to be more expensive than you thought.

A fixed fee does more than provide clarity. A buying agent who charges commission, a percentage of the purchase price, earns more as you pay more for the home. That is an interest that can work against you. With a fixed amount that interest does not exist: we earn the same whether you buy sharply or not. So the negotiation is only about your result.

No cure no pay is part of that. If you end up not buying a home, you pay nothing. If you do buy, the amount is settled through the deed at the notary.

What is not included, we say straight away. All-in refers to the agent's fee, not to the total buyer's costs. Transfer tax, notary fees, a valuation report, a building survey and mortgage advice are paid separately, to independent parties. We guide you through that and refer you, but we do not do that work ourselves.

How we work

All In Makelaardij is not an office with changing staff. You get one dedicated NVM agent who handles your whole purchase personally, from the first call to the handover of the keys. No call centre passing you on, no colleague taking over halfway. The agent who comes with you to the viewing is also the one who makes your offer and runs the negotiation.

We are a member of the NVM, the largest association of estate agents in the Netherlands. That gives us access to the NVM exchange system, so we also see homes that are not yet widely on the market.

A purchase runs from the search and viewings through a valuation of the property to the offer and the negotiation. Then come the conditions precedent: clauses in the purchase agreement that let you cancel, for example if you cannot arrange the financing or if a building survey disappoints. Finally we check the documents and stay with you until the transfer at the notary.

An introductory call is free of obligation. You are not committed to anything.

We work in English as well as Dutch. Viewings, the offer and the explanation of your purchase agreement can all be in English; the contracts themselves are in Dutch, as Dutch law requires.
