NVM buying agent: buying support for a fixed fee of €2,499

One price and one point of contact

At All In Makelaardij you do not get a quote based on a percentage of the purchase price, and no choice between packages. You pay €2,499 for the complete process: searching, viewings, the valuation, the offer, the negotiation, the purchase agreement and the transfer at the notary.

That fixed amount does not change with the purchase price. A buying agent working on commission (courtage in Dutch: a fee calculated as a percentage of the price) earns more as you pay more for the property. With us that interest does not exist: whether the home falls in a lower or a higher price range, you pay €2,499.

You also speak to the same agent throughout. Your dedicated agent does the work personally: the introductory call, the viewings, the offer and the negotiation with the selling agent. No rotating colleagues, no referral.

What the service covers

We guide you from the moment your search is clear right up to the handover of the keys. That means we watch the market with you, come to viewings and establish what a property is really worth before you make an offer.

In concrete terms, we take care of this for you:

• Sharpening your search: what fits your wishes and your budget
• Coming to viewings and assessing what you see
• Valuation: substantiating what the home is worth, independent of the asking price
• The bidding strategy and the negotiation with the selling agent
• Checking the purchase agreement, including the statutory cooling-off period and the conditions precedent (ontbindende voorwaarden: clauses that let you withdraw, for example if your mortgage falls through)
• Arranging a building survey or valuation report with an independent party
• The final inspection and the transfer at the notary

What you pay and what sits outside it

The fee is €2,499, everything included. There are no extra charges for additional viewings, calls or rounds of negotiation. If you do not buy a home, you pay nothing: that is no cure no pay. You also pay nothing up front, because settlement runs through the notarial deed at the transfer.

All-in refers to our agent's fee, not to the total buyer's costs. In the Netherlands most homes are sold kosten koper (k.k.), which means the buyer pays the costs around the transfer. Transfer tax, notary fees, a valuation report, a building survey and mortgage advice are paid separately to the parties doing that work. We do not carry out those services ourselves, but we do help you arrange them.
