What does an NVM buying agent cost? The fixed fee of €2,499

One fixed fee of €2,499, whatever the purchase price

You pay €2,499 for the complete purchase process. That amount applies to every home, whether it is an apartment or a detached house, and whatever the price. No from-price, no sliding scale, no choice between a basic and an extended package. You see one price, and that is the price you pay.

Most buying agents work on commission. Commission (courtage) is a fee calculated as a share of the purchase price: the more expensive the home, the higher the invoice, while the work is often comparable. It also means an agent on commission earns more as you pay more for the property. That interest works against you.

With us that interest does not exist. The purchase price has no influence on what we earn. So your dedicated agent can advise you, without any self-interest, on what a realistic offer is and when you are better off walking away.

The fee is the same everywhere in our service area. Whether you buy in Groningen, Zwolle, Haarlem or Amersfoort: €2,499. No surcharge for a more expensive region, no separate price per city.

No cure no pay, and paying through the notary

We work on a no cure no pay basis. If you end up not buying a home, you pay nothing for our support. So you run no risk at all if your search takes longer and the right home has not come along yet.

You also never pay anything up front. Settlement is included in the deed at the notary, at the moment the keys are handed over. Only when you actually become the owner do you pay.

What is and is not included in the €2,499?

All-in refers to the agent's fee: everything we do for you sits in that one amount. It does not refer to the total buyer's costs. Kosten koper are the additional costs you pay as a buyer on top of the purchase price. Part of those you pay directly to other parties.

Included in the fee:

• Searching and shortlisting homes that match your wishes and budget
• Coming to viewings and assessing the condition of the property
• The valuation, so you know what the home is realistically worth
• The offer and the negotiation with the selling agent
• Checking the purchase agreement, the cooling-off period and the conditions precedent: the terms under which you can still cancel free of charge, for example if the mortgage falls through
• Support around the building survey and right through to the handover of the keys at the notary
• Not included, paid separately to the party concerned: transfer tax, notary fees, any valuation report, the building survey and mortgage advice
